Penta Funds investors participate in investments in key holding companies, which manage all of the Group’s current assets:
- Penta Equity Fund purchases equity interests in Penta Investments Limited – the parent holding company covering Penta’s complete portfolio
- Penta Real Estate Fund purchases equity interests in Penta Real Estate Holding Limited – a sub-holding covering all real estate assets. This includes not only development projects, but also income properties as well as service companies
It is a fund of qualified investors investing in an equity stake in PENTA INVESTMENTS LIMITED, which focuses on businesses in the retail, healthcare, real estate development, financial services, manufacturing and media sectors.
The investor participates in the growth and development of companies such as Dr.Max, Fortuna Entertainment Group, Penta Hospitals International, Penta Real Estate, Prima Banka and Privatbanka.
By investing in the Penta Equity fund, the investor will receive a complete diversified portfolio, which Penta has been developing for many years and expanding into foreign markets.
During the subscription period, Penta’s partners contributed a 10 % equity stake in PENTA INVESTMENTS LIMITED to the fund. This puts the investors in the fund on a par with Penta’s partners.
Penta Real Estate is a qualified investor fund that invests in equity interests in PENTA REAL ESTATE HOLDING LIMITED. The investor participates in real estate projects of this company, both in income properties owned by the holding – Masaryčka in Prague and Bory Mall in Bratislava. Furthermore, it is also involved in all ongoing development projects in premium locations in Bratislava, Prague and, for example, in Špindlerův mlýn.
During the subscription period, 100 % equity interest in PENTA REAL ESTATE HOLDING LIMITED was contributed to the fund.

The minimum amount of the initial investment may vary according to the legal conditions of the offer in the territory of another EU Member State.

The funds are intended exclusively for qualified investors who want to increase the value of their assets in the long term, are willing to accept the risk of market fluctuations, and trust the investment strategy of the Penta Group.
Income is generated by the profitability of the equity holdings held by the funds and by their increasing value over time.
In the case of the Penta Equity Fund, it is PENTA INVESTMENTS LIMITED, which covers a broad spectrum of the Penta Group’s investment activities.
The Penta Real Estate Fund benefits from an equity interest in PENTA REAL ESTATE HOLDING LIMITED, a company investing in real estate projects.
Fund returns are not guaranteed. However, there are investment share classes A and B, which are in the exclusive distribution of Privatbank and their net appreciation in the range of 0-10 % is guaranteed by the shareholders of classes P on the Penta Equity fund and P2 on the Penta Real Estate fund.
The target return presented is based on the historical performance of the underlying companies, but does not guarantee future returns.
The target gross yield of Penta Equity and Penta Real Estate funds is in the range of 13-15 % p.a.
Yields may vary by investment share class, by currency and by management fee.
The recommended investment horizon for both Penta Equity and Penta Real Estate is at least 5 years.
Monthly pricing allows investors to exit each month. Should an investor decide to exit earlier, exit fees may apply:
- Penta Equity – 20 % exit fee up to 4 years, then 0 %
- Penta Real Estate – 20 % exit fee up to 3 years, then 0 %
The owners holding more than 25 % of the registered capital of PENTA INVESTMENTS LIMITED are Marek Dospiva and Jaroslav Haščák. The remaining owners each hold less than 10 %.
Appreciation for both the Penta Equity and Penta Real Estate sub-funds is accrued on a monthly frequency and is accumulated in the price of the investment shares held by the investor.
The reallocation of appreciation to the P classes occurs each month in the form of advances.
In the event that the funds do not achieve a net appreciation of at least 8 % p.a. at the end of the year, the advances will be returned.
The underlying assets in the funds are valued using a valuation methodology approved by Deloitte Advisory Ltd.
Properties are revalued at the end of each quarter based on valuation reports prepared by CBRE or Cushman & Wakefield and others.
As a standard, the settlement of the purchase and sale of investment shares of both the Penta Equity sub-fund and the Penta Real Estate sub-fund takes 40 business days after the valuation date on which the application is made. In December, January and February, the settlement period is extended to take account of the audited financial statements.
The maximum settlement period for the redemption of investment shares is 1 year for the Penta Equity sub-fund and 2 years for the Penta Real Estate sub-fund.
